Interesting to see BC Hydro recently demand what seems outrageous fees (up to $20,000) to connect additional electrical service lines to Lane Way Housing (LWH) properties. While it looks like a surprise to the general public, wouldn’t the bean counters and executive at Hydro see it as an opportunity to add to the bottom line at the expense of those residents wealthy enough to spend $100-$150,000 on LWH ? I don’t really expect them to charge anyone $20,000 but when they ask for $5000 or $10,000 instead, the home owner might feel like they got a good deal.
The basic site requirements of LWH is:
- An area of 500 sq ft for 33 foot wide lots up to 750 sq ft for 50+ foot wide properties.
- Buildings to consist of one floor plus a floor 60% of the area above.
- Set back 2 ft from the lane, maintain the existing home’s side setbacks, be built within a 26 ft zone and be at least 16 ft away from the current home – with some main floor relaxations for longer lots.
- Heights will range from 18 to 20 feet; the exact height has yet to be determined
- Sites zoned RS-1 and RS-5 are currently able to apply for LWH
